We operate a successful business because we aim to provide a flexible, practical solution that suits your needs. We realise that traditional methods of selling properties have uncertainties such as timing, last minute price chipping, purchasers pulling out and also the prospect of fluctuations in the housing market impacting on the ultimate price achieved.

It will depend on whether your needs are based on financial, emotional or simply logistical reasons as to what solution suits best. We will discuss options available with you and we will let you decide without any pressure from us whether we are able to help you.

Below are examples of two basic options that can be offered. These are the most common deal structures but there are many other variations on these options:

Buy your property outright:

We are property traders and we look to make 5% profit from any property we purchase to sell on. It costs typically 10% of the purchase price to buy and sell a property. We therefore don't generally buy properties for more than 85% of market value.

You will benefit from a simple convenient and hassle free sale process that offers you the flexibility to decide when you want to complete the sale and when you want to move out - this could be after the date your sale completes for example.

You sell us your property and then rent it back from us:

You sell us your house and we simultaneously grant you a tenancy agreement of the property for a period of your choosing - this could be less than the minimum 6 month term required by most other Landlords or could be for several years.

If you are under financial pressure from creditors to pay off debt or facing the emotional and stressful possibility of your mortgage lender taking possession of your property then this could provide a quick solution that enables you to remain in occupation without anyone knowing. Often the rent we charge can be less than your mortgage payments were. We can even agree to sell the property back to you for a pre agreed price at some time in the future once you have re-established yourselves financially.

Perhaps you need to release funds quickly to purchase a property from a seller who will only sell to a cash buyer or purchase a property which requires renovation, then a sale and rent back option could provide a solution.

Many other options:

Your circumstances will determine exactly what kind of deal structure is most suitable. We will consult with you in order to gain a good understanding of what are the most important aspects of the deal for you and often some clever thinking is required to find a creative solution. Although this is where our expertise comes in, we are of course open to suggestions of your own.
